Modular Homes, crafted offsite in indoor factories to meet local state codes like the International Residential Code (IRC), are often referred to as “factory-built” or “prefab homes.” Assembled on-site using sections produced in a climate-controlled environment, these homes, akin to building with Lego blocks, provide a streamlined and efficient construction process. The majority of U.S. modular homes are produced by traditional manufactured home manufacturers, utilizing the same assembly line production system found in HUD code homes but meeting IRC standards for factory-built homes. These homes are usually single-story, with two or three completed sections, minimizing on-site assembly. The modules are primarily built “on-frame,” with the frame and chassis removed after transportation to the site. Alternatively, “off-frame” construction involves hauling sections on flatbed trailers and may require crane services for placement.
